The lowest mortgage affordability rates are found in North Ossetia and Dagestan

Mortgages are becoming increasingly unaffordable for residents of Dagestan and North Ossetia. According to a RIA Novosti study, the average two-person family in Dagestan spends 84.8% of their salary on mortgage payments, while in North Ossetia, this figure is even higher – 87.3%. These regions rank among the lowest among Russian regions.

The situation is equally dire in other regions of the North Caucasus: in Stavropol Krai, Karachay-Cherkessia, and Kabardino-Balkaria, mortgage payments account for approximately 70% of family income. Chechnya and Ingushetia are exceptions, where this figure is approximately 28.5%, due to significantly smaller loan sizes in these republics. Against this backdrop, Chukotka and Yamal, with traditionally high wages and mortgage burdens of 23.5% and 28%, respectively, topped the rankings.

Experts note that high interest rates deprive many families of the opportunity to improve their housing conditions with a mortgage, and only a small proportion of Russian families (approximately 16%) can afford to purchase a home with a mortgage.
