The highest mortgage delinquency rates were recorded in Ingushetia and Dagestan
A RIA Novosti study based on Central Bank data revealed that the republics of the North Caucasus have the highest proportion of problem mortgages in Russia. The delinquency rate in Ingushetia reached 10.4% of all issued loans, in Dagestan 4.4%, and in Tyva 4.2%. Chechnya and North Ossetia were also among the regions with high delinquency rates (3.6% each).
Significant delinquency rates were also recorded in Karachay-Cherkessia (2.7%), Kabardino-Balkaria (2.08%), Krasnodar Krai (1.7%), Adygea (1.3%), and Khakassia (1.2%).
Earlier, Central Bank Chairwoman Elvira Nabiullina noted an 8.7% increase in housing prices in 2025, attributing this to buyer excitement ahead of a potential tightening of preferential mortgage rates.
